Análise de viabilidade econômica de empreendimentos financiados com recursos do programa Minha Casa Minha Vida

Abstract

This term paper shows a practical-conceptual approach to the question of financial feasibility analysis for lauching new popular enterprises that are part of the "Minha Casa Minha Vida" Government Housing Program, focused on the elaboration of analysis tools that evaluate the essential parameters related to the global cost survey, financial-physical schedule and cash flow. Still, it aims to discuss the main phases of this modality of real estate development / market and the obtained indicators, interpreting the reality of the today market, using as a case study a condominium of residential buildings located in the Metropolitan Region of Curitiba. In the cash flow that will be elaborated, there are two scenarios that will be observed. The first one is the simulating of a purchase of land with its own resources, the second scenario is of the purchase with an exchange of units to be built, plotting the financial results in each of the cases. Therefore, based on the concepts of economic engineering and knowledge in the construction market, a current case study will be developed, forming a brief roadmap for the incorporation and construction of this type of property.
